Project Description
Major Subdivision
The Applicant proposes to demolish the existing single-family home, located at 4030 Alhambra Way (the “subject site”), subdivide the subject site into seven individual lots, and construct seven two-story single-family homes and six attached Accessory Dwelling Units (“ADUs”).
The subject site would also be developed with private streets, utilities, landscaping, and stormwater treatment facilities.
Minor Subdivision
While 4030 and 4032 Alhambra Way are considered two separate parcels for tax purposes, the subject site is actually one legal parcel. The Applicant proposes a Minor Subdivision to subdivide the existing lot into two legal parcels. This proposed Minor Subdivision is a separate application from the proposed Major Subdivision described above.
Location
4030 Alhambra Way (APN 370-280-011-5) is a 50,965 square foot (1.17 acre) lot in the R-6.0 One Family Residential District (“R-6”) zoning district. The site is currently occupied by one existing single-family home.
4032 Alhambra Way (APN 370-280-010-7) is a 48,787 square foot (1.12 acre) lot in the R-6.0 One Family Residential District (“R-6”) zoning district. The site is currently occupied by two buildings including 14 dwelling units.
Status
Major Subdivision
On January 13, 2025, Redwood Property Inventors III, LLC, submitted an application for a Major Subdivision, Variance, and Minor Exception to the Planning Division.
This project has been deemed incomplete.
Since the project includes an application for a Major Subdivision, Planning Commission approval will be required, for which no specific date has been selected. Public Hearing Notices will be posted at the site, mailed to property owners within 300 feet of the subject site, published in the newspaper, and published on this webpage once the application has been deemed complete.
Minor Subdivision
On November 11, 2025, the Applicant submitted an application for a Minor Subdivision to the Planning Division.
This project has been deemed incomplete.
Once deemed complete, the Minor Subdivision will be subject to approval by the Planning Commission at a future date, for which no specific date has been selected. Public Hearing Notices will be posted at the site, mailed to property owners within 300 feet of the subject site, published in the newspaper, and published on this webpage once the application has been deemed complete.
