City-Sponsored Pre-Approved ADU Plans

The City is offering a selection of pre-approved building plans to encourage the construction of detached Accessory Dwelling Units (“ADUs”). These plans, which were designed by William Wood Architects, can be used by Martinez residents at no charge. In most instances, using these plans will reduce the time it takes for the City to review your Building Permit and reduce your overall costs.

There are currently three different detached ADU plans to choose from, including:

  • Plan A:
    • Bedrooms: 1
    • Bathrooms: 1
    • Size: 496 square feet
  • Plan B:
    • Bedrooms: 1
    • Bathrooms: 1
    • Size: 430 square feet
  • Plan C:
    • Bedrooms: Studio
    • Bathrooms: 1
    • Size: 300 square feet

Each plan comes in three architectural styles (Contemporary, Craftsman, and Mediterranean). Each plan set is designed to comply with all applicable California Building Code requirements, such as structural, electrical, plumbing, and Title 24 requirements. Each of the plans’ floor plans, elevations, and renderings may be viewed below.

Please note these Pre-Approved ADU Plans are not inclusive of all ADU submittal requirements and additional project- and site-specific submittal requirements may be required, including a site plan (template provided on Sheet A0), and a soils report and grading plan, if applicable. While the project plans are provided for free of charge by the City, applicants are still subject applicable Building Permit Fees. Each project is unique and may require additional approvals and fees from other agencies. The table below is a simplified summary of what the Pre-Approved ADU Plans Program covers. All other items will still need to be provided by the property owner.

*  If plans are modified, applications are subject to additional plan review and fees. If there are site-specific conditions on the property, then please consult a design professional to see if the City's pre-approved plans can meet the parameters of your site conditions.
